When is a Phase II ground investigation report / contaminated land assessment needed?

Phase II ground investigations or conrtaminated land assessments are typically required where an initial Phase I Desk Study has identified a potential risk of contamination impacting future end users of the site or the environment. Typically, a Phase II Ground investigation will involve ground investigation works to collect gas, water or soil samples which will then be analysed at an accredited laboratory. The results of the testing are then summarised in a Phase II Report. 

A Phase II Report or Contaminated Land Assessment is usually undertaken to satisfy planning conditions or warranty providers.
