A phase one desk study is a desk based assessment of the potential risk of contaminated land present on a development site. We review data such as historical mapping, landfill records, Environment Agency data and geological mapping to form an assessment of risk to future users of a site. This exercise is usually undertaken for clients when it is requested by the Planning Authority as part of planning conditions. Where we think there is a risk of contamination, we will usually recommend that further works (a Phase II Assessment) is undertaken.
